Is it more difficult to get an FHA loan if the house has vinyl siding?

Question by capitman: Is it more difficult to get an FHA loan if the house has vinyl siding?
I am planning to sell my home. It has cedar shingle siding which is quite difficult to paint, and I am thinking of getting Vinyl siding, but I have heard rumors that the FHA is reluctant to back a mortgage loan on house with vinyl siding. I don’t want to limit any buyer options.

FHA loans are made on the basis of the value of the home and the borrower’s ability to repay the loan.

Vinyl siding doesn’t necessarily make the home any less valuable, unless it’s really out of character for the neighborhood.

No there is generally no problem in getting a FHA loan on a house with vinyl siding, unless the FHA appraiser has good reason to suspect or sees evidence of the fact the the vinyl siding was installed to hide major termite or dryrot damage (structural pests).

particularly if you live in an area that has weather.

if you get rain, the siding will leak and trap moisture under it.
if you get sun, the UV will break down the vinyl, and the siding will fade and crack.
if you get wind, the siding can blow off the nails.
if you barbecue too close to the house, the siding will melt.
if you hit the siding with a baseball, particularly in cold weather, the siding can shatter.

in short, vinyl siding is not as good as the salesman claims. I have a love/hate relationship with it, because it is terrible stuff, but I’ve made a lot of money on projects to replace it with better products.
